Hiring The Right Agent For Your Home: Kiki's Tips

You might be one of those people who are scared of any matter that is financial or economic. Now that you want to sell your home, you are scared of the prospect that you might get talked in to a deal which is not so good for you, because you don't understand money, and you are bad at haggling. Kiki's tips for selling your home tells you how to solve this problem by going out and getting yourself a real estate agent who is just right for your needs.

The first thing you have to know that it is always better to go to an agent who is authorised by some governmental agency to carry out real estate deals. This way, there is some amount of accountability on the agent's part.

Then, you have to try and get an agent who is familiar with the area you live in. Try and keep an eye on the 'For Sale' signs that go up and come down in and around your area. Note who is selling what kind of properties. You might want someone who sells fast, rather some one who sells the most, and hence, keep an eye out accordingly.

Make sure that there is some background of the agent's previous dealings. The best scenario will be that he/she is recommended by someone you know and trust. Or, even if you found the agent from yellow pages listings, find out and talk to people whose houses have been sold earlier by that person.

Once you have decided on a few names - the next step is to go round and talk to them. Tell them on the kind of sale you are thinking of - such as a quick sale, a higher-than-most price offer, etc. Talk about the cuts that agent is going to take, and other issues such as: how often is your house going to be shown to customers, will the agent take care of the mortgage details, open houses (if any), closing fees, advertisement details, etc. The main point here is that you should do at least some amount of homework if you don't want to land up with a paltry amount for your incredible house. Do not leave any doubt in your mind and ask about anything and everything that you feel is relevant to the deal. Your agent is paid to look after the sale of your home, and you have to ensure that the service you get is worth the pay. For instance, you should also ask about the duration/expiry of your contract with the agent - in case you are not satisfied.

The last thing to be said about hiring the real estate agent to sell your home is that you should always trust your instincts. No matter how strong the recommendations, how great the firms reputations, how cheap (or high) the price, if you are not comfortable with the way the agent is talking to you on your first meeting - you should find another one.
